About the Project
Changes are underway at Piedmont Gardens to make our community better than ever. A seismic retrofit project has begun to further enhance the safety of our community and will continue through November 2025. Check back here for updates.

Project Updates
Work Planned for the Week of February 10
The contractor’s work for the week will include:
- Ongoing demolition and earthwork at the northeast corner of the building along Glen Ave. This will continue to be noisy with sawcutting, demolition hammers and excavator.
- Drilling of deep piles will begin at southeast corner of building located along Glen Ave. The drilling operation will have some generators and pumps running during the work. This should not be as noisy as the demolition work but will still have some noticeable impacts.
All work will be noticeable from 8 am – 3:30 pm throughout the week.
Work Planned for the Week of February 3
The contractor’s work for the week will include:
- Balcony scanning (no noise)
- Ongoing demo and earthwork at exterior northeast corner (facing Glen Ave). This will continue to be noisy.
- Demolition of masonry wall and garage slab (noisy inside but limited noise leakage to the outside).
All work will be noticeable from 8am – 3:30pm throughout the week.
Work Planned for the Week of January 27
Excavation and earthwork will continue at the northeast and southeast corners of the building located along Glen Ave. for the foundation strengthening. This week’s work will involve use of sawcutting, demolition hammers and an excavator and is expected to be noisy. This work will be noticeable from 8 a.m. – 3:30 p.m. throughout the week.
Work Planned for the Week of January 20
Tuesday, January 21 through Friday, January 24: Earthwork starts at exterior of Crestmont building at the corner of Glen and Linda to prepare the foundations for the seismic retrofit. This will officially start the more disruptive work with sawcutting of concrete and excavator operations.
FAQ re: our project
What is the scope of work for this project?
The scope of this project includes strengthening the building’s foundation and elevator core, as well as constructing new vertical shear walls attached to the building exterior on the balconies, and wrapping the existing balcony columns.
Will the exterior appearance of the building be changed?
The new vertical shear walls will be visible from the outside, and they will be well within the footprint of the existing balconies. The change in appearance will not be significant enough to alter the overall character of the building.
What are the construction hours?
Weekdays 7 AM – 4 PM with noisy hours limited to 8 AM – 3:30 PM. No work is planned for weekends or holidays.
Where will construction materials be stored?
Materials will be stored onsite within the fenced construction zone.
Where will trucks stage (i.e., cement trucks and delivery trucks for other building materials)?
Trucks, cranes, and other construction vehicles are planned to operate onsite within the fenced construction zone. There may be minor impacts to traffic on days with concrete pours for cement trucks. Traffic and pedestrian traffic control will be in place to minimize traffic congestion and pedestrian safety.
Where will the residents and staff be parking during construction?
We are renting offsite parking for all displaced residents and staff to avoid any additional neighborhood parking burden.
Where will the construction teams park?
The general contractor’s employees will be parking onsite within the fenced area. All subcontractors will park offsite and make individual arrangements for long-term parking. Subcontractors are encouraged to carpool to minimize impact to neighborhood parking.

Will the fencing come down after the construction is done?
Yes, the temporary fencing will come down at the end of the project.
